Pre-Design
Pre-planning can include Minor Variances, Zoning Amendments, Site Plan Control, Feasibility Studies, Functional Programming, Space Planning, and Design Briefs.
This service can be included as part of the building project process or offered separately to assist Owners, Developers, Agencies and Consultants.
Pre design facilitates in determining the feasibility of their project or to provide institutions or agencies with the necessary documents to have their project considered for funding – such as the Ministry of Health and Long Term Care’s, Capital Planning Process.

Design-Build
Our experience using the Design-Build process can help you determine whether this project delivery method is right for your project.
Sometimes compared to the “master builder” approach, design + build is one of the oldest forms of construction procedure – a central figure leading construction projects in pre-modern times.
Departing from the traditional Design-Bid-Build process, the Design + Build process offers an Owner continuity. The Architect / Consultant (Designer) and the Contractor (Builder) are hired together to represent the Owner in delivering a building project.
Design + Build is an integrated process where the design and construction budget and schedule are all coordinated together to deliver the Owner a successful project, often on an expedited construction schedule and with a pre-determined construction budget.
Construction Documents
A picture is worth a thousand words and a poorly executed set of drawings are meaningless.
The architect prepares the working drawings and specifications from the approved design, completing the documents for permit, bidding and construction.

Sustainable Design
Sustainable Design is the philosophy of designing physical objects, the built environment, and services to comply with the principles of social, economic, and ecological sustainability.
The Ontario Association of Architects emphasize their commitment to challenge the profession to work toward achieving the goals of the 2030 Challenge, for buildings to be designed to reduce fossil fuel energy consumption to achieve carbon neutrality by the year 2030.
i4a are committed to taking on this challenge and work with our clients to find economical, responsible and effective solutions towards environmentally sustainable and energy efficient building design principles and building construction practices.
Construction Administration
Construction Administration is one of the most important phases of a building project – bringing ideas and concepts into built reality.
Construction admin involves making decisions and the timely flow of information and decisions to enable completion of the project as required by the contract documents including review and observation of the construction project. The Consultant observes that the work is proceeding in conformity with the contract documents.
The construction phase is complex and requires continued collaboration, coordination and experience. With 27 years’ experience in the design and construction industry, i4a offers consulting on projects during the construction phase for building Owners, Developers, Contractors and Consultants.
Cory Stechyshyn has been full-time Construction Contract Administrator on large scale and complex projects throughout his career on projects ranging in duration from 1 to 4 years construction.
Services can include field review, reporting, chairing and recording of construction meetings, field photography, shop drawing review, coordination of construction details, Certificates for Payment, processing of supplemental instruction and changes, coordinating Contractors Requests for Information, coordinating with Authorities Having Jurisdiction, Testing Agencies and government authorities, deficiency review, close-out procedure coordination and warranty processing.
